Cabin (Sleeps 4/No Pets)
This cabin sleeps 4 in a queen bed and sleeper sofa. There is a full kitchen and a full bath. Linens, blankets, pillow and towels are not included. We advise guests to bring their own linen.
Pets are not allowed. No smoking in these rentals, please.
Cottage - Loft (Sleeps 8/No Pets/No Smoking)
With sleeping accommodations for 8, this rental is ideal for larger families. Included is a queen-size bed in the private bedroom, a full-size sleeper sofa in the living area, and two full-sized beds in the loft. A staircase provides easy access to the cozy loft that both kids and adults alike will love. The 3-piece bath contains a bathtub/shower. This loft has a 32" flat screen TV with basic cable in the living area. In the dining area is a dinette that seats 4. The full kitchen houses a gas stove with oven, microwave, full-sized refrigerator, and all the comforts of home. Outside, a picnic table and fire pit extend the living space to the outdoors. (L26)

Tiny House - Clara (Sleeps 4/No Pets)
Clara is the friend you can count on to cheer you on as you chase your wildest ambitions. She is never too far from her partner in crime, her husband, Henry, as they lived down the road from each other and have been married for years. After growing up on a farm, Clara became a wonderful cook and gardener. When she's not spending time with her family or tending to the garden, Clara is dancing through life, taking on one adventure after another.
Clara has a stair-accessible loft that houses a queen bed. In the back on the first floor is a bedroom with a full bed. The cozy kitchen is fully equipped with a double burner-induction cooktop, apartment style refrigerator, and all of the comforts of home. The full bath has a 32x32 shower (no tub). Outside a BBQ grill and picnic table expand the living space to the outdoors.
There is no security deposit but a reservation deposit equivalent to first night's stay is required.

Tiny House - Emerson (Sleeps 5/No Pets)
A modern innovator, Emerson is a creator in every sense of the word. As a child, he gravitated toward activities that involved building and learning how things worked. Truth be told, not much has changed. He's a professional tinkerer and hasn't met something he couldn't fix. In his free time, he enjoys fixing up vintage appliances and selling them in his shop and online store. His goal each day is to make what's old new again!
Emerson sleeps 5 (6 if you put 2 on the fold out couch). It has a stair-accessible loft that houses 2 queen beds. In the living area, the sleeper sofa converts to a full bed. The cozy kitchen is fully equipped with a double burner-induction cooktop, apartment style refrigerator, and all of the comforts of home. The full bath has a 32x32 shower (no tub). Henry is an inventor with a vision ahead of his time. While he's a true industrialist, he has his roots in engineering. Henry loves racing, and his interest in cars is one of a kind. In time, he hopes to combine his love for engineering with his love of racing. However, with all of the races he's attended, he still believes the greatest day of his life is the one he married his wife, Clara.

His true passion in life is anything and everything to do with sports, and he hosts the best viewing parties. Because of this, he is the best person to have on your sports themed trivia team. Murphy is someone you can grab a drink and chat with for hours, preferably while sailing or fishing.

A modern day Rosie the Riveter, Riley is a go-getter in all aspects of life. She stands up for what she believes in and does so gracefully. She is involved in local politics and specializes in civil rights. To unwind, she travels and explores whatever city she finds herself in. She prefers to go off the beaten path and always finds the extraordinary in the ordinary. A lesser-known fact about Riley is that she loves karaoke and does a killer rendition of "Born in the U.S.A." Check-in/Check-out
- Upon check-in you may be asked to provide a valid ID, and a certificate of insurance and registration for your camper. Members should also have their membership card on hand.
- Minimum check-in age is 21 years.
- A two-hour early check-in and/or two-hour late check-out for your reservation may be available, each for an additional fee. If interested in either option, contact the management office in advance of your arrival to inquire about availability.
After Hours Check-in
- If your plans change and you need to arrive outside of normal business hours, please refer to your confirmed reservation information.
Reservations & Payments
- The rates displayed do not include any applicable service fees or charges for optional incidentals.
- Prices and site type are subject to availability.
- Your credit card will be charged Itinerary Total prior to arrival, up to a maximum deposit of one night rack rate. Any remaining balance will be due on arrival.
- RV sites and lodging typically accommodate four guests. A guest fee is added per day to the reservation rate for each additional guest over four.
Cancellations & Refunds
- No refunds will be issued for early check-out.
- In the case of multiple sites booked, cancellation penalties apply to each site that is cancelled or changed.
- RV campsites: For stays 1 to 27 days, we allow full refunds for cancellations up to 2 days prior to your arrival date.
- Rental accommodations: For stays 1 to 27 days, we allow full refunds for cancellations 7 days prior to your arrival date. For guests booking a stay in a rental accommodation located in California of 30 or fewer consecutive days, a full refund will be given for reservations cancelled within 24 hours of booking provided the reservation’s arrival date is at least 72 hours after the time of booking.
- Long-term or seasonal stays: For stays 28 days to 184 days at an RV campsite or in a rental accommodation, if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required 45 days’ notice, you will forfeit your deposit amount. For guests booking a long-term or seasonal reservation in a rental accommodation in California (31 days to 184 days), if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required notice, you forfeit your deposit amount.
- Annual stays: Due to the strong demand for our extended-stay reservations (lasting 185 days or more) and the limited site availability at many of our campgrounds and resorts, we recommend securing an extended-stay site by placing a site holding deposit. This deposit can be made at your convenience and consists of a $150 site holding fee, which is fully refundable under the following terms and conditions. Should an Agreement for Use of RV Site for your extended stay not be fully executed within seven (7) business days (excluding weekends and federal holidays) following our receipt of your $150 site holding deposit, or within any additional time needed between the parties to finalize the Agreement, then the site holding deposit ($150) is fully refundable to your original form of payment. Once we issue your refund, it may take an additional 7-10 days for your financial institution to make funds available in your account. Please contact us at (855) 336-8892 if you have not signed an Agreement for Use of RV Site or received a refund within that time frame. Please note that the $150 site holding deposit secures a site at your selected campground or resort, but does not secure a specific site. A manager or other employee working at that campground or resort should reach out to you after you make the $150 site holding deposit to discuss site location and the execution of an Agreement for Use of RV Site. In order to sign an Agreement for Use of RV Site allowing an extended stay at a campground or resort, you must meet residency requirements for seasonal or annual stays. If you become an annual guest pursuant to an executed Agreement for Use of RV Site, the $150 site holding deposit will then be applied to either the administrative fee (if applicable), or will be credited towards the annual site payment. Advertised rates do not include taxes and fees. Electricity is not included for stays of 30 days or longer. Usage of any seasonal or annual site may be limited to dates that the campground or resort is open. While, if you become a seasonal or annual guest pursuant to an Agreement for Use of RV Site, you may leave your RV on the site year-round, there are restrictions that limit the amount of time you may occupy your RV on the site that vary by campground and resort. Open dates and length of stay vary by campground and resort. Must be a current Thousand Trails member or purchase a Camping Pass membership in connection with seasonal or annual stays at Thousand Trails campground. Amenities vary by campground and resort.
