When is a pond not really a pond? When it’s a 749-acre lake! At Patten Pond RV Resort in Maine, we offer guests their pick of the perfect campsite. From spectacular water views, a spacious pull-thru or a rental cottage right on the lake, we have sites to suit every camper.
Ready to get active? Start your day with a pancake breakfast, then you’re off to canoe, fish, swim, boat or just relax on our peaceful, private beach. Or spend a day outside the resort, hiking through the famous Acadia National Park just a short drive away. Historic Bar Harbor is also nearby, perfect for strolling the streets.

These cozy apartments have a full kitchen, a master bedroom with a queen size bed, a full bathroom and a spacious living room with a futon, sofa and cable TV. The only thing you'll need are linens.
Some restrictions may apply. Extra Adults are $50 additional each week. Extra children are under 18 are $35 per week addtional.
No smoking or pets allowed in our rentals.

Perfect for guests without an RV, our rustic cabins are a great choice for campers who want the full outdoor experience with a bit of home comfort. Sleeping accommodations include a pyramid bunk (twin over a queen) and a traditional bunk. There is no kitchen or bath. A bath house and porta potties are conveniently located throughout the campground. The cabins have electricity, a microwave, a small refrigerator, plus interior and exterior lighting. Outside is a faucet, porch, picnic table, charcoal grill, and fire ring. Linens are not included. We advise guests to bring their own bedding, linens, and cooking supplies.
No pets or smoking in these cabins, please.

Daily fee for each additional guest - peak season: $8pp (adults)/$5pp (children), off season: $5pp (adults)/$3pp (children).

Perfect for couples or a small family, this rustic cabin is a great choice for campers who want the full outdoor experience plus a bit of home comfort. Each cottage is fully furnished with basic cookware, 4-person dinnerware set, stove, refrigerator with icemaker, comfortable furniture and bathroom with shower. It also includes a washer & dryer. Please bring your own linens. Some restrictions may apply.

Cottage - Loft (Sleeps 4/No Pets)
Bring your sleeping bags, this cottage has a loft that the kids will love! Sleeping accommodations include a queen-size bed in the bedroom, full-size sleeper sofa in the living area, and floor space in the loft for two small children. The kitchen is stocked with cookware, dinnerware, a microwave, a stove, and a refrigerator. In the fully equipped bathroom is a stand-up shower. Linens are not included. We advise guests to bring their own bedding, linens, toiletries, and cooking supplies.

Cottage - Loon (Sleeps 6/No Pets)
Nicely located on the pond, the Loon Cottage has sleeping accommodations that include a queen bed in the bedroom, and two full-size sleeper sofas in the living area. Bedding is not provided. The kitchen is stocked with cookware, dinnerware, a microwave, a stove, and a refrigerator. In the fully equipped bathroom is a stand-up shower. Linens and toiletries are not included. We advise guests to bring their own bedding, linens, toiletries, and cooking supplies.

Reservation & Payment Policy
- By using a credit card for a deposit, guarantee, or payment, you agree to the following: If I used a credit card for a deposit, guarantee, or payment, I authorize MHC Property Management L.P. to charge any expenses incurred during my stay to that credit card or apply funds you have on deposit with MHC Property Management L.P. against what I owe.
- Your credit card will be charged Itinerary Total prior to arrival, up to a maximum deposit of one night rack rate. Any remaining balance is due prior to arrival.
- Rates based on 4 people (2 adults/2 children).
- Prices and site type are subject to availability.
- The rates displayed do not include any applicable service fees or charges for optional incidentals.
- RV sites and lodging typically accommodate four guests. A guest fee is added per day to the reservation rate for each additional guest over four.
Cancellation & Refund Policy
- No refunds will be issued for holiday weekend stay cancellations, early departures, no shows or special promotions.
- RV campsites: For stays 1 to 27 days, we allow full refunds for cancellations up to 2 days prior to your arrival date.
- Rental accommodations: For stays 1 to 27 days, we allow full refunds for cancellations 7 days prior to your arrival date. For guests booking a stay in a rental accommodation located in California of 30 or fewer consecutive days, a full refund will be given for reservations cancelled within 24 hours of booking provided the reservation’s arrival date is at least 72 hours after the time of booking.
- Long-term or seasonal stays: For stays 28 days to 179 days at an RV campsite or in a rental accommodation, if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required 45 days’ notice, you will forfeit your deposit amount. For guests booking a long-term or seasonal reservation in a rental accommodation in California (31 days to 179 days), if you cancel or change your reservation up to and including 45 days prior to your scheduled arrival date, we will issue a refund for the amounts paid by you. If you cancel your reservation and provide less than the required notice, you forfeit your deposit amount.

- If you want to reserve an RV campsite site for a holiday, we require a three or four night minimum stay.
- For a tent site over a holiday, we require a two or three night minimum stay.

- It will take up to 48 hours for the property to receive your reservation information and complete the processing of your rentals.
